Buying a Second Home in Incline Village: What to Know Before You Buy
A Tahoe home should work for the way you actually spend time here. Before choosing a property in Incline Village or Crystal Bay, think beyond the summer visit: how will the home feel when you arrive in winter, when friends come to stay, or when you are away for several weeks?
Seasonal living is part of my own life, so I know how much the arrival, upkeep and time between visits can matter. Here are the questions I would put on our list before we start touring.
1. Start with your season and your routine
Will this be a summer retreat, a ski-season base or a home you visit throughout the year? Consider the drive to the places you use most, parking for guests, storage for outdoor gear and whether you want stairs in your everyday routine. A beautiful view is one part of the decision; the arrival experience matters too.
2. Look closely at winter access
Ask who clears the driveway, walkways and shared roads, where snow can be stored, and what the service costs. Review the slope and layout of the driveway, garage access and the home’s heating system. Ask the inspector about roof condition, drainage and winter maintenance needs, and plan who will check on the home when you are away.
3. Verify beach and recreation privileges for the parcel
Do not assume every property has the same IVGID privileges. Confirm the specific parcel’s beach-access status, applicable recreation and beach fees, and the current pass and guest rules directly with IVGID. Its pass information distinguishes parcels with beach access from those without it.

4. Understand what the HOA handles
For a condo or a home in an association, read the governing documents, budget, reserve information, meeting minutes and any disclosed assessments. Ask which expenses are included in dues, who maintains the roof and exterior, and how insurance responsibilities are divided. Also check parking, pets, renovations and rental restrictions against your plans.
5. Get insurance answers before you commit
Ask an insurance professional for property-specific availability, coverage and pricing early in your due diligence. Explain whether the home will be seasonal, vacant for stretches or rented. For a condo, review both the association’s policy and the coverage you need personally. Include maintenance, utilities, snow removal and association costs in your ownership budget.
6. Check rental plans separately
If rental income is part of your plan, verify the current Washoe County requirements and the property’s HOA rules before relying on it. County permission and association permission are separate questions. Ask about permit eligibility, inspections and management requirements; do not assume an existing rental arrangement will continue unchanged after a sale.
